Compare scope before comparing totals
Two proposals can describe very different appointments. Check whether surveys, design revisions, technical drawings, furniture, specialist consultants and site reviews are included. Record exclusions and who is responsible for them.
Ask when decisions are needed
A programme should connect approvals with procurement and construction. Custom joinery and imported items may need decisions well before their installation date. Ask how substitutions and changes will be reviewed.
Define the handover
Clarify how defects are recorded, what operating information is provided and which warranties come from suppliers. A written handover process gives both client and team a shared definition of completion.
